How to Clean Stubborn Tannin Stains

Recently, while training a couple of guys—one from Jackson, Mississippi—we ran into the typical issue with tannin stains from the oak trees that line my driveway. Despite regular surface cleaning, these stains tend to stick around. Here’s the trick to getting rid of them effectively:

Step-by-Step Guide:

  1. Surface Clean First: Start by running your surface cleaner over the driveway to remove any loose dirt and debris.

  2. Apply a Pretreatment Mix: If tannin stains remain, mix a heavy house wash solution—stronger than a regular wash but not quite roof strength. Apply this to the stained areas as a pretreatment.

  3. Let It Sit: Allow the solution to sit for about 10 minutes to penetrate the stains.

  4. Run the Surface Cleaner Again: After the pretreatment has done its work, go over the area again with the surface cleaner.

  5. Let It Dry: Once dry, you'll notice that the driveway looks almost brand new.

This method is especially helpful if your driveway is shaded by trees that drop leaves, which can leave stubborn organic stains that a surface cleaner alone won’t remove.
